This region is provided by Tom Wyoming, aka zerotsm Resident. The covenant is designed to maximize the enjoyment of the sim for all tenants.
- We ask that you pay on time. There is a seven day grace period, but after that you will be evicted, your prims returned and the land made available to rent to someone else. If you are late with you rent and we find that there is nothing rezzed (zero prim count) we will assume that you have abandoned the land and will immediately offer it for rent to someone else.
- Refund Policy: Usually we do not offer refunds, so we suggest renting for one week at first, to make sure that the land suits your needs. However if and only if the sim is sold out, we may, at our sole discretion, refund your remaining time if you decide that you no longer want the land. We may also allow refunds if we make substantial changes to the covenant that would impact your use of the land.
- This is an adult sim. As such, child avatars and child items are prohibited here. However you may do anything else allowed by the Second Life Terms of Service, subject to the provisions of this rental agreement.
- Please keep in mind, every script running on a simulator causes lag, some less and some more. Please keep your script load proportional to the size of the land that you have rented. You may have one breedable pet per 128 sq meters at ground level. Any more pets than that should be raised in a skybox between 1000 and 4096 meters above ground level.
- All skyboxes shall be rezzed at least 1000 meters up. If we can see a skybox from ground level, you will be asked to move it higher. Objects floating in the air below 1000 meters must be credible as viewed from the ground such as airships. Even though this is not a sci-fi/fantasy sim, we will consider flying saucers and floating islands on a case by case basis.
- You will be able to build on your parcel as soon as you purchase the land and pay the rental box.
- Once you have control of the parcel you *MUST* change the the settings under About Land > Options as follows:
UNcheck "Build" and "Object Entry" for "Everyone". This is to prevent griefers from rezzing malicious objects that have the potential to disrupt the entire region, not just your parcel(s). If you wish to allow friends to rez objects on your parcel, make a group for your friends, set the land to that group, then you can allow "Build" and "Object Entry" for "Group". If the region is under attack and the entry point is your parcel because of unsafe settings, we will have to temporarily reclaim the land and change the settings to tighten security. Please note that your objects will *NOT* be returned, but once you buy the land back (for zero L$) you will have to reset the group and any other custom land settings that you have made.
- If building from scratch, it is best if you build in a skybox, then lower your construction to ground level when complete. Plywood prims at ground level shall be textured within 24 hours. If you want to build at ground level, scaffolding and construction litter is encouraged for a realistic look. We do not supply buildings, except for common areas of the sim.
- You are allowed to terraform your land like you want to, but be careful not to disturb adjacent parcels. Terraforming can spill over property lines very easily. Also be careful not to disturb the common areas such as roads, the canal and the park.
- Privacy walls shall not be more than 10 meters tall. You may rez trees and bushes that are taller, but be considerate of your neighbors. Avoid having leaves and branches from trees entering your neighbors buildings; yes, that means if someone builds a house in what was the vacant lot next door you may have to move your trees. Scenery panels are prohibited at ground level, unless they are the type that you can see through, such as a row of trees. Scenery panels may be used in skyboxes rezzed between 1000 and 4096 meters above ground level.
- Off-sim objects such as ocean waves, rocks and small islands are permitted, as long as they only extend out from your parcel. Full sim surrounds are prohibited as other tenants may desire an unobstructed ocean view and full sim surrounds interfere with the world map.
- We allow you to have a security system but make sure that it is set to only affect your parcel. You must add zerotsm Resident to the allow list in case of emergency. You may also use ban lines if you prefer.
- Temp rezzers are not permitted on the sim. this DOES NOT apply to things that rez a single item one time on click (like a vehicle rez system or building rez box) this applies to any system that continuously rezzes temp objects.

- These rental terms may be changed at any time. We will give at least seven days advance notice.
